Arch Cape

Arch Cape is a small, unincorporated town located south of the Oregon Coast Beach town, Cannon Beach. Here you'll find adorable beach house neighborhoods with roadside, wooden directional signs, beautiful vacation homes, and residents looking for a slower pace of life.

What It's Like to Live in Arch Cape

Arch Cape has a summer population of around 900 people, and far fewer year-round. The community is unincorporated, quiet, and intentionally low-key. Residents tend to be people who have thought carefully about what they want from life on the coast and decided that privacy and natural beauty matter more than convenience. They're not wrong.

The beach here, a crescent of sand flanked by headlands with Castle Rock sitting in the surf offshore, is among the most beautiful and least-trafficked on the North Oregon Coast. Public access is limited to a couple of easements at the south end of the community, which keeps the crowds that fill Cannon Beach from drifting down. On a weekday in any season, you can have most of it to yourself.

Cannon Beach is five minutes north for groceries, restaurants, and anything else. Manzanita is about ten minutes south.

Things to Do and See in Arch Cape

  • Oswald West State Park — The southern border of Arch Cape is the northern trailhead of one of Oregon's finest state parks. The Oregon Coast Trail begins right here and runs 13 miles south through old-growth coastal forest toward Manzanita. Short Sand Beach, called "Shorty's" by locals, is a half-mile walk through the trees to a sheltered cove that's a favorite of surfers, families, and anyone who appreciates a beach that takes a little effort to reach. The Cape Falcon Trail is one of the best hikes on the North Oregon Coast, climbing through rainforest to dramatic headland views over the Pacific.
  • Hug Point State Recreation Site — Just north of Arch Cape and worth timing to low tide. The cliffs here are sandstone and basalt, carved over centuries into sea caves, tide pools, and a small seasonal waterfall that drops directly onto the beach. The old stagecoach road cut into the rock around the point is still visible; travelers once had to hug the cliff at low tide to get up and down the coast before Highway 101 existed. It's one of the more quietly remarkable spots on the Oregon Coast.
  • Arch Cape Beach — The community's own beach, accessed via easements at the south end of town. The combination of sandstone cliffs, Castle Rock in the surf, and the capes at either end creates a natural enclosure that feels completely removed from the rest of the coast. Tide pools at the headlands are rich with marine life.
  • The Oregon Coast Trail — The longest unbroken forested stretch of the entire 425-mile Oregon Coast Trail runs from Arch Cape south to Neahkahnie Mountain — about eight miles of old-growth forest without a road crossing. For serious hikers, this is a bucket list stretch.
  • Ghost Forest — In 2008, winter storms uncovered an ancient ghost forest on the Arch Cape beach, with enormous tree stumps estimated to be at least 4,000 years old, previously buried under deep sand. It doesn't appear every year, but when conditions expose it, it's one of the stranger and more beautiful things you can stumble onto on the Oregon Coast.

Arch Cape Real Estate Market

Arch Cape is a small, established residential community with limited inventory and consistent demand. Properties range from modest beach cabins to significant oceanfront estates, including one of the few places on the North Oregon Coast where you can find true oceanfront acreage with old-growth forest on the property line. The combination of seclusion, natural surroundings, and proximity to Cannon Beach makes this one of the most desirable micro-markets in the region.

It's worth noting that Arch Cape's short-term rental regulations are among the more restrictive on the coast, which has preserved the residential character of the neighborhood but limits income potential for investors. For buyers seeking a personal retreat over a rental property, that's a feature rather than a drawback.

Properties here move quietly and often without much time on the market. If Arch Cape is on your list, the best approach is to stay ready and work with someone who knows when things are coming available.
